In the industry there are a few phases: anti-icing means treating before a storm to keep ice from bonding to the pavement, de-icing means treating during and after to break the bond and melt what’s there, and monitoring means watching for and re-treating refreeze afterward. Less than most people think and getting it right matters. The correct amount depends mainly on pavement temperature: the colder it is, the more product a given area needs, and there are established application rates professionals work from rather than guessing. Dumping extra ‘to be safe’ actually backfires: it wastes money, accelerates corrosion on vehicles and concrete, burns nearby landscaping and turf, and gets tracked indoors where it damages floors. We apply the right rate for the conditions, which controls the ice effectively and protects your property at the same time.
It’s one of the most important things you can do. Slip-and-fall incidents on icy commercial property are a leading source of winter liability claims, and courts look at whether a property owner took reasonable steps to keep surfaces safe. Consistent, timely de-icing especially of parking lots, sidewalks, and entrances is exactly that kind of reasonable step, and having a professional handling it on a documented, ongoing basis is far stronger than treating it yourself when you remember. We can’t make ice disappear from existence, but keeping your surfaces properly treated substantially reduces both the risk of someone getting hurt and your exposure if they claim you didn’t act.
It depends on the product. Standard rock salt sodium chloride is the economical workhorse and works well down to around 15 to 20 degrees Fahrenheit, which covers most Kansas City ice events. When it gets colder than that, rock salt loses effectiveness, and a different product like calcium or magnesium chloride is needed because it keeps working at much lower temperatures. Part of doing this right is matching the product to the forecast, so the treatment actually melts ice instead of just sitting on it. We choose the product that fits the conditions your property is facing.
Not right away, and this is one worth knowing because it can save you an expensive repair. Fresh concrete generally anything less than about a year old shouldn’t have de-icing chemicals applied to it, because the salts can cause the surface to scale and flake before the concrete has fully cured and hardened. For a new lot or sidewalk in its first winter, the better approach is to use sand for traction instead of a chemical de-icer. If you’ve got new concrete on your property, tell us, and we’ll treat it appropriately so you don’t end up damaging a fresh install.
