Sod is the fast track to a thick, green lawn instead of waiting months for seed to fill in, you get a finished, usable lawn in a matter of weeks. MW Lawn & Landscape installs premium tall fescue sod for homes and businesses across Olathe, Overland Park, Lenexa, and Johnson County, with our own crews handling everything from removing the old lawn to the final roll. And because we also seed and overseed, we’ll tell you honestly when sod is the right call and when it isn’t. Family-owned, 25+ years local.
We’ll respond within 24 hours
Sod is simply a lawn you can have now. Instead of spreading seed and waiting three to six months watering, hoping, fighting weeds to see whether it fills in, sod gives you a mature, rooted lawn that’s installed in a day and usable within a few weeks. It’s the right choice when you want instant results, when you’re finishing a new build on bare dirt, when a lawn is too far gone to rescue, or when bare slopes need erosion control that seed can’t provide fast enough. We install premium tall fescue sod the grass best suited to our Kansas City climate and clay soil and because there’s real skill in getting it to take, our own crews handle the whole job rather than hand it off to a subcontractor.
Sod lives or dies on two things: the prep underneath it and the watering in the first two weeks. We prepare the ground properly clearing what’s there, grading, and working the soil so the new roots have somewhere to go then lay the sod in tight, staggered seams so it knits into a seamless lawn. After that, we give you a clear watering plan, because the first two weeks are when new sod succeeds or fails. And since we’re a full lawn-care company, the same team that installs your sod can keep it thriving afterward with feeding and mowing. If seed would actually serve you better, we’ll say so we do both, so we have no reason not to be straight with you.

Sod gives you a thick, green, usable lawn in weeks instead of the months seed takes ideal for new builds, bare dirt, and lawns beyond saving.

We install sod and we seed lawns, so here’s the straight comparison and we’ll point you to whichever actually fits your yard.

sod costs more up front but gives you an instant lawn and far less first-year fuss; seed is cheaper but slower and weather-dependent. If your existing lawn is mostly healthy and just thin, aeration and overseeding is usually the smarter spend and we’ll tell you so.
25+ years on Johnson County lawns and the prep, crews, and honesty that make sod actually take.

The people who prep and lay your sod work for us. No handing the job to a subcontractor who’s gone the next day we own the result.

Most sod failures trace back to rushed prep or bad watering. We do the groundwork right in our heavy clay and set you up to water it correctly.

Because we also seed, we have no reason to oversell sod. If overseeding would serve you better, that’s what we’ll recommend.

The same company that installs your sod can feed and mow it afterward so your new lawn actually stays a great lawn.

What Olathe and Johnson County homeowners ask us about sod.
Still Have Questions? Call our team or request a quote we’ll tell you honestly whether sod or seed fits your yard.
It depends on what you’re starting with and what you’re after. Sod is the right choice when you want a finished lawn fast a new build on bare dirt, a lawn too far gone to rescue, or slopes that need erosion control because it gives you a usable, rooted lawn in a few weeks and suppresses weeds from day one. Seed, or overseeding, is the better value when your existing lawn is mostly healthy and just thin, or when you’ve got a large area and the budget matters more than speed; the trade-off is that seed takes three to six months to fill in and depends on the weather cooperating. Because we do both, we’ll walk your yard and tell you honestly which one actually fits not just sell you the more expensive option.
The main drivers are the size of the area, how much prep it needs, and access to the yard. Sodding clean, bare new-build ground is the most affordable scenario; replacing an established lawn costs more because the old grass has to be removed and the ground regraded first. Rather than a one-size figure that won’t match your property, we measure your actual space and give you an itemized quote with the prep clearly spelled out. The value to keep in mind: sod costs more than seed up front, but you’re buying an instant lawn and far less first-year risk and maintenance.
Spring and early fall are the ideal windows for tall fescue sod in our area, because the cooler temperatures let the roots establish before the stress of summer heat or winter cold arrives. That said, one of sod’s advantages over seed is flexibility fescue sod can be installed through most of the year, including summer, as long as it’s watered correctly and kept from drying out while it roots. Frozen winter ground is the real exception, since roots can’t establish in it. If you’re planning a summer install, the watering plan becomes even more important, and we’ll set you up for it.
New sod typically knits down and roots in about two to three weeks, and that first stretch is make-or-break. The rule is to keep it consistently moist and never let it dry out: water it twice a day for roughly the first week so the sod and the soil beneath stay damp, then taper to deeper, less frequent watering as the roots take hold over the following week or two. The single most common cause of sod failure is letting it dry out in those first two weeks. We give every customer a clear watering schedule, because getting this part right is most of the battle.
We install premium tall fescue sod, which is the best-suited grass for the Kansas City area. Tall fescue handles our clay soil, tolerates both the hot summers and cold winters of the transition zone, holds up well to foot traffic, and gives you that dense, deep-green lawn most homeowners here are after. It’s the standard for a reason, and it’s what the vast majority of established Johnson County lawns are built on.
Yes proper preparation is a core part of a professional sod installation, and it’s the step that determines whether the new lawn takes. When we replace an existing lawn, our crew removes the old grass and weeds, grades the surface so it sits level and drains correctly, and prepares the soil so the new roots have somewhere to establish. Skipping or rushing this groundwork is behind most sod that fails to root, so we don’t cut corners on it. We’ll walk you through exactly what your site needs when we quote the job.

The work the lawnmaintenance workers did for us was exceptional. I have many shrubs and bushes and they trimmed everything beautifully. And just as important, they cleaned up all the trimmings _ and there was a lot _ as well as some other yard waste. We so appreciate such good work. Thank you.![]()
