Most sprinkler problems aren’t sudden they build up quietly. A head knocked out of alignment sprays the driveway instead of the lawn, a small leak wastes water for weeks before you notice the bill, a controller keeps watering through a rainstorm. A maintenance plan catches those things on a schedule, before they turn into brown patches, high water bills, or freeze-cracked pipes. Rather than calling someone every time something goes wrong, you’re on a plan: we come out at the key points in the season, check the whole system zone by zone, and keep it running the way it should.
The backbone of a good plan in our climate is three touchpoints. A spring start-up brings the system safely back online and catches whatever the winter shifted. A mid-season tune-up the visit most people skip adjusts for the summer heat and the new growth that’s bumped heads out of place, exactly when your system is working hardest. And a fall winterization blows the lines clear before the first freeze so nothing cracks over winter. We service every brand, including drip systems, and handle the WaterOne backflow testing that keeps your system compliant.

We come out at the right points in the season on a plan so problems get caught early instead of turning into expensive emergencies.

Most companies only do spring and fall. The summer tune-up when systems work hardest and fail most is what keeps plan holders out of brown-patch trouble.

Spray, rotor, and drip systems of any brand we maintain them all, and keep your backflow WaterOne-compliant

Plan holders get priority scheduling so if something does come up in peak season, you’re not waiting two weeks behind everyone else.
The checks and adjustments that keep an Olathe system healthy across the year.

Bringing the system safely back online: pressurizing slowly, checking every zone, and catching what winter shifted.

A summer visit to re-aim heads bumped by mowing and growth, adjust the controller for the heat, and find dry or soggy spots.

A full blow-out with commercial equipment to clear the lines before the first freeze, so nothing cracks over winter.

A zone-by-zone inspection of heads, valves, coverage, and pressure finding leaks and inefficiencies before they cost you.

Realigning and cleaning heads so water lands on the lawn, not the driveway, sidewalk, or the side of the house.

Water One-compliant backflow testing, plus maintenance for drip zones that keep beds and foundations watered.

At a minimum, twice a year: a spring start-up to bring it safely online and a fall winterization to protect it from freeze damage skipping either one is how systems get damaged. For most systems, though, three times is better, adding a mid-season tune-up in summer. That summer visit is the one people skip, and it’s also when systems work the hardest and fail the most heads get bumped by mowing, growth blocks spray patterns, and the heat exposes weak spots. A three-visit plan keeps the system dialed in through the whole watering season, which is exactly why we build our plans around it.
Our plans bundle the seasonal service your system needs into one agreement so you’re not calling every time. The core is spring start-up, a mid-season tune-up, and fall winterization, and depending on the plan level that also includes zone-by-zone inspection, head adjustment and coverage correction, WaterOne backflow testing, priority scheduling, and discounted repairs. You choose the level of coverage that fits your system, and we handle the scheduling from there.
For most systems, the plan pays for itself and it’s simple math. Calling only when something breaks means you’re paying full price for emergency repairs, often after the damage is already done: a small leak that ran all summer, a cracked line from a missed winterization, a stuck valve that flooded a zone. A system that goes a few years without service commonly racks up several hundred dollars in surprise repairs at once, which is more than years of planned maintenance would have cost. A plan catches those things early, at plan-holder rates, and keeps the water bill down in between.
Yes, on the plan levels that cover it and in our area it matters. WaterOne requires backflow prevention testing on irrigation systems to keep lawn chemicals and standing water from ever reaching the drinking supply, and it has to be done by a certified tester. Rather than tracking that as a separate yearly errand, our higher plan levels fold the backflow testing right into your scheduled service so it’s handled and documented for you.
It depends mainly on the size of your system how many zones it has and which level of plan you choose, since a two-visit essentials plan and a full three-visit plan with backflow and priority are different levels of coverage. Rather than a one-size price that won’t match your system, we’ll quote you based on your actual setup, and we’ll be straight about which level of coverage your system really needs. The value to keep in mind is that planned maintenance almost always costs less over time than the surprise repairs that come from skipping it.
Yes. Drip systems the ones that water beds, foundations, and plantings through low-flow emitters instead of spray heads need maintenance just like a traditional sprinkler system, and they have their own issues: clogged emitters, cut or chewed lines, and pressure problems that keep water from reaching the far end of a zone. We maintain drip zones as part of our plans, checking emitters and lines and keeping the whole system, spray and drip alike, working together.

The work the lawnmaintenance workers did for us was exceptional. I have many shrubs and bushes and they trimmed everything beautifully. And just as important, they cleaned up all the trimmings _ and there was a lot _ as well as some other yard waste. We so appreciate such good work. Thank you.![]()
