Lot size drives it most a modest yard is a very different job from an acre and beyond that it’s your water pressure and supply, how many zones the layout needs, the backflow device your city requires, and how much of the yard is easy to trench versus tight around beds, trees, and hardscape. That’s not up to you or your contractor your water provider decides. A backflow preventer is required by law on any irrigation system, since it’s what stops lawn water from siphoning back into your drinking supply. There are three common types: Double Check, Pressure Vacuum Breaker (PVB), and Reduced Pressure Zone (RPZ). WaterOne permits any of the three, but City of Olathe service and the City of Shawnee do not allow a Double Check so which one goes in depends on who supplies your water. We install the right device for your address, and our licensed plumber pulls the cross-connection permit. After that, our certified testers handle testing and file the report with your district.

Most irrigation contractors backfill and hand you back a yard laced with scars, and that’s your problem to fix. We’re a lawn and landscape company first: we grade the lines back level, seed or sod them, and repair any beds we worked through. Within a season, you shouldn’t be able to tell where we dug.

For most Johnson County lawns, yes. Our summers turn hot and dry fast, and cool-season fescue and bluegrass go backward without consistent water which in practice means dragging hoses and sprinklers around on a schedule you won’t keep. A properly zoned system waters the right amount, at the right time of day, whether or not you’re home, and it protects everything else you’ve invested in your yard. It also feeds directly into how well your fertilization and overseeding actually perform.
