About This Service

Professional Yard Drainage in Olathe & Johnson County KS

Johnson County sits on heavy clay soil that holds water instead of letting it soak in. Add the hard, fast storms this area gets and you get the same story all over Olathe: puddles that sit for days, a low spot that never dries out, bare patches where grass won’t grow, and water running toward the house instead of away from it. Left alone, it gets expensive eroded beds, root rot, mosquitoes, a damp basement, and constant pressure against your foundation. Our drainage service starts with a diagnosis, not a sales pitch. We walk your property, find where the water is coming from and where it needs to go, and recommend the fix that actually solves it which isn’t always a French drain. Then, because we’re a lawn company, we put your yard back the way we found it

We Diagnose Before We Dig

We walk your property and trace how water actually moves across it after a storm. A lot of “drainage problems” turn out to be a downspout dumping at the foundation or a grade running the wrong way no trench required.

The Right Fix, Not One Fix

Regrading, buried downspouts, catch basins, French drains, dry creek beds we match the solution to your yard instead of selling the same trench to everyone.

Common Drainage Questions

What homeowners in Olathe and Johnson County ask us about standing water and soggy yards.

Still Have Questions?

Still Have Questions? Call our team or request a free assessment we’ll walk your property and tell you what’s actually going on.

How do I know if I actually have a drainage problem?

A good rule of thumb: if water is still standing in your yard about 48 hours after the rain stops, you have a drainage problem. Puddles that clear within a day or so are normal. Other signs worth acting on are spots that stay muddy or spongy long after everything else has dried, bare patches where grass won’t grow back, water pooling against the house, full window wells, and soil washing out of your beds. If you’re seeing any of those, we’ll come look at no charge.

Mostly our soil. This area sits on heavy clay that holds water rather than letting it soak in, so a hard Kansas storm leaves water sitting on the surface with nowhere to go. From there it’s usually made worse by something specific downspouts dumping roof runoff right at the foundation, a grade that slopes toward the house, a low spot with no outlet, or a neighboring yard pushing runoff onto yours. That’s why we diagnose before we dig.

Maybe not and that’s worth hearing before you pay for one. A French drain is the right call for chronically saturated ground that has nowhere to drain, but plenty of problems come down to something simpler: burying a downspout and running it out into the yard, regrading a low spot, or adding a catch basin where water collects. Sometimes it’s a dry creek bed that handles the runoff and looks good doing it. We look at your yard, tell you honestly what it needs, and don’t sell you a trench you don’t.

Installing drainage does mean trenching, so there will be a disturbed line across the yard but that’s the part most companies leave you with. We’re a lawn and landscape company first: we backfill, grade the line back level, seed or sod it, and repair any beds we worked through. Within a season you shouldn’t be able to tell where we dug. That’s the difference between hiring a drainage crew and hiring your lawn company to do the drainage.

It depends on what your yard actually needs burying a downspout is a small job, while a long French drain across a saturated backyard is a much bigger one. Trench length and depth, how accessible the yard is, materials, and where the water can discharge all factor in. We’ll assess your property free and give you a clear written quote before any work starts. Call (913) 829-4949.

It can. Water that pools against the house saturates the clay around it, and that soil expands and pushes against your foundation walls which over time contributes to cracks, seepage, and a damp basement. Getting water away from the house is the single best preventive step, and it costs far less than dealing with the damage later. To be clear on what we do: we solve the yard grading, downspouts, and drainage systems that move water away from your home. If you already have active structural damage or water coming through basement walls, that’s work for a licensed foundation or waterproofing contractor, and we’ll say so rather than sell you something that won’t fix it.
